Where six differs from four

Past a certain size the code changes, and so does the budget.

A 6-plex is not simply a 4-plex with two more units. Depending on the configuration it can cross thresholds that bring in different fire separation and alarm requirements, more demanding sound ratings between units, additional exiting, and servicing that needs a genuine upgrade rather than a connection.

Those requirements are cheap to design in and expensive to retrofit, so we establish which ones apply to your parcel and configuration before drawings, and price them into the budget from the beginning.

How long does a 6-plex take?

Twelve to eighteen months on site, with four to eight months of design and approvals ahead of it. Servicing upgrades and utility approvals can run on their own timeline, which is why we start them early rather than in sequence.

Is a 6-plex better value than a 4-plex?

Per unit, often yes — the land, the servicing and the site work are shared across more doors. Against that, the code requirements at six units are heavier. The only honest answer comes from running both against your specific lot, which we will do.

Do you handle the development permit?

Yes — the development permit, the building permit and the utility approvals are all driven by us. Multi-family applications draw more scrutiny and sometimes objections, so we plan the programme with the appeal period in it.

Can the units be separately titled later?

It is far easier if that intention is known at the start. Separate titling brings survey, legal and sometimes servicing implications that are straightforward to design in and awkward to add once the building is up.
