Working to a lease date
Most office fit-outs are not judged on the finishes. They are judged on whether the staff could work on the Monday they were told to. That means the schedule is built backwards from the lease commencement or the move date, and every long-lead item is ordered against it rather than when it comes up in sequence.
We also plan for the disruption around the work: if you are staying in the space while it changes, the build is phased so a department is never without a desk, a meeting room or a working network.

Usually yes. We hoard the active zone, run the noisy work outside core hours where the building allows it, and phase the sequence so each team moves once rather than twice. It costs a little more in programme and saves far more in disruption.
We coordinate them and build the containment, backboxes and power. Cabling and equipment are usually installed by your own IT or AV provider, and we schedule them into the programme so they are not left to the last week.
Six to fourteen weeks on site depending on floor area and how much of the mechanical and electrical changes. A cosmetic refresh is quick; moving walls, ductwork and sprinkler heads is what adds programme.
