Before you sign a lease
The single most expensive mistake in a childcare build is committing to a unit that cannot be licensed for the number of children the business plan depends on. Floor area per child, washroom counts, natural light and a compliant outdoor play space are all fixed by regulation, and no amount of clever layout invents floor area that is not there.
We will walk a space with you before you sign, work out the realistic licensed capacity, and tell you what it will cost to get there — including the things landlords rarely mention, like whether the servicing can carry the extra plumbing.

A tenant fit-out in a suitable space is typically twelve to eighteen weeks on site once permits are in hand. Permits themselves are the variable — allow six to twelve weeks for development and building permits in Calgary, and start them the day the lease is signed rather than when drawings are finished.
We build to Alberta childcare licensing requirements and coordinate the trades and inspections through to occupancy. The licensing application itself is yours to hold, because the licence attaches to the operator rather than the builder — but we attend the walkthroughs and fix anything raised.
Yes, and we do it often for expansions. The work is phased and hoarded so the operating rooms keep their exits, their ratios and their licence, and noisy or dusty work is scheduled outside operating hours.
The range is wide because it depends almost entirely on what the space already has. A unit with washrooms and services roughly where you need them is a very different number from a bare shell needing new plumbing runs. We give you an itemised figure after one walkthrough, free.
